About the Role
The Director of Community Operations is responsible for the overall performance, scalability, and day-to-day execution of 52TEN’s growing portfolio of manufactured housing communities. This leader manages a team of Regional Community Managers who oversee several communities and their on-site teams. In the first 12–18 months, the primary focus will be building and strengthening the property operations division—refining systems, coaching teams, and ensuring operational consistency across the portfolio. As the company continues to grow, adding communities and scaling from 20 to 75 team members over the next three years, this role will evolve to become increasingly strategic, with greater emphasis on infrastructure development, cross-functional leadership, and long-term portfolio optimization. Success in this is defined by growing property-level NOI, executing CapEx plans with excellence, developing operational talent, and building the foundation for scalable, high-performing operations—all while staying aligned with 52TEN’s values and culture.

Key Results (Accountabilities)
- Operational Excellence: Drive consistent property-level performance across the portfolio by meeting or exceeding operational expectations related to occupancy, delinquency, home sales, curb appeal, and resident satisfaction through disciplined execution and proactive problem-solving.
- Scalable Growth: Lead the seamless integration of 35+ new communities while building the systems, people, and processes necessary to scale from 20 to 75+ team members over the next 3 years.
- Team Leadership & Culture: Build and maintain a high-performing, accountable operations team through intentional hiring, coaching, and values-driven leadership.
- Financial Performance & Reporting: Deliver NOI growth by owning budget development, partnering on forecasts, strategic expense control, and disciplined capital management.
- Compliance & Risk: Ensure operational compliance and minimize legal exposure through consistent standards, proactive training, and systems enforcement.
Primary Responsibilities
- Portfolio Operations Oversight: Lead national community operations with oversight of performance, site execution, and consistent adherence to company standards.
- Financial Management & Forecasting: Manage all financial aspects of operations including budgeting, forecasting, variance reporting, and alignment with long-term strategy.
- Acquisition Due Diligence & Integration: Support the acquisitions process by evaluating new properties, planning integrations, and leading post-close operational transitions.
- Systems & Processes Leadership: Develop and standardize SOPs, implement scalable tools, and drive operational consistency with flexibility for regional nuances.
- Resident Experience & Community Outcomes: Enhance the resident experience by setting standards for service, responsiveness, communication, and community presentation.

What We’re Looking For
- 10+ years of strategic and tactical leadership experience in manufactured housing operations, with a strong track record of driving performance, scaling teams, and leading through growth and change.
- Strong leadership and coaching experience with direct responsibility for managers and remote teams
- Solid financial acumen with responsibility for property-level and regional budgets, forecasting, and CapEx
- Track record of building scalable systems, improving team performance, and implementing new technology
- Excellent communication, judgment, and follow-through
- Self-driven, resourceful, and comfortable working in a growing, entrepreneurial business
- Ability to travel 25–30% to properties in multiple states

Work Environment & Physical Requirements
This is a remote-based role supporting a national portfolio of manufactured housing communities. The Director of Community Operations primarily works from a home office and collaborates regularly with onsite teams, corporate partners, and company leadership through digital communication tools and property management systems.
Regular travel to communities is required and is estimated at approximately 25–30% of working time. Travel may include driving to nearby communities as well as occasional air travel for quarterly meetings, site visits, trainings, or company events.
While the majority of responsibilities are performed in a remote office environment using a computer and standard office technology, the role also requires time spent in the field at community locations.
Physical and environmental expectations may include:
- Walking communities and conducting property inspections alongside Community Managers
- Standing, walking, bending, and navigating outdoor environments, including uneven ground, gravel roads, or stairs
- Occasionally lifting or moving items up to 25 pounds
- Frequent use of computers, phones, and digital systems while working remotely
- Communicating regularly with residents, vendors, and team members in both virtual and onsite settings
- Traveling to assigned communities and attending occasional in-person meetings or company events
