About the Role
As 52TEN continues to scale its national portfolio of manufactured housing communities, the VP of Finance & Accounting will play a critical leadership role in ensuring the company’s financial infrastructure is accurate, scalable, and institutional-grade. This role owns the finance and accounting function, serving as the senior financial leader within the organization and partnering closely with ownership on financial strategy, reporting, and decision-making.
With more than 30 property and entity books to manage and continued portfolio growth ahead, this role owns the integrity, speed, and reliability of our financial reporting.
The VP will lead and build the finance function, driving month- and year-end close processes to GAAP standards while ensuring investor distributions, payroll, and financial reporting are executed with absolute accuracy. This individual will also build and refine systems, processes, and team structure to support a rapidly expanding portfolio, while serving as a key contributor to the company’s leadership team and EOS operating cadence.
The ideal candidate is a hands-on finance leader who can operate at both a strategic and execution level. They thrive in high-growth environments, take full ownership of the finance function, and are equally comfortable executing in the details while building scalable systems, teams, and processes.
This role requires a leader who can balance execution and development — stepping into the details where needed, helping complete the work, and at the same time building, training, and elevating the team while strengthening processes and maintaining performance.
This role owns the finance function today and will help shape its evolution as the company scales, with the potential to grow into a CFO-level position over time.

Key Responsibilities:
Finance & Accounting Leadership
- Own and lead the finance and accounting function across a multi-entity real estate portfolio
- Serve as the primary financial leader, providing insights and guidance to ownership and department leaders
- Own the integrity and reliability of financial reporting in accordance with GAAP
- Own balance sheet integrity, ensuring all accounts are reconciled and supported
Financial Reporting & Operations
- Lead month-end and year-end close processes across 20+ entities
- Produce accurate and timely financial statements and consolidated reporting
- Own execution of investor distributions, payroll, and core accounting operations
Business Partnership & Insights
- Serve as a strategic partner to operations, delivering financial insights that drive performance
- Collaborate with acquisitions and underwriting teams by providing real operating data and cost benchmarks
- Partner with ownership on budgeting, forecasting, and financial planning
Build & Scale the Function
- Build and evolve the finance and accounting team structure as the company grows
- Develop scalable processes, systems, and internal controls
- Document workflows and establish SOPs to support repeatable, efficient operations
Cash, Compliance & Controls
- Maintain visibility into cash flow, liquidity, and capital needs
- Ensure compliance with financial regulations, audits, and tax filings
- Partner with external advisors (CPA, auditors, fractional CFO) with the potential to internalize these functions over time
Qualifications:
- Bachelor’s degree in Accounting, Finance, or related field
- 10+ years of progressive accounting or finance experience
- Real estate or property management accounting experience required
- Strong knowledge of GAAP and multi-entity accounting environments
- Proven ability to build systems, processes, and teams in a growing company
- Strong leadership, analytical, and communication skills
- Advanced Excel and financial systems experience
Preferred:
- CPA strongly preferred
- Experience with Rent Manager or similar property management systems
- Experience in real estate investment structures
